This weeks neighbourhood study spans through several neighbourhoods at the border of Ottawa’s Bay Ward, with McKellar/Highland on the East and Glabar Park/McKellar Heights and Carlington on the west.

There are currently 72 Homes for sale in the area ranging from $349,900 right up to $1,598,000 averaging out at $761,936.

So far this year 72 Homes have also sold, about 14 a month.  This is great news as a 5 month inventory is considered a balanced market.  Homes have sold in Glabar Park through to Highland for $256,000 up to $1,270,000 this year, with 3 homes selling for over $1.2M and 5 homes selling under $350,000.  There is a great range of homes selling in the area.  This years sales average out to $588,747 and sell in 29 days.

Looking at the same date range in 2012 there were 89 recorded sales, about 18 per month, from $270K to $983K for an average of $579,222 and sold in 29 day.  So there have been  fewer sales this year, but prices have risen slightly and they still sell reasonably fast.

For the entirety of 2012,  there were 156 sales of homes (13 per month) and these sales averages out to $607,438 per sale in 33 days.
