In Home Team Ottawa’s marketing department we have a saying, “we find the only buyer for their home.” It’s a bit of a running joke as several times our buyers department thought one of our listings unsellable only to receive a call from our marketing and be amazed as the buyer views the property, loves it and buys it.
“How do you do it?” They ask us.
The truth is there is a Right Buyer for every home. Our daily challenge is casting the net wide enough, far enough, and in the right voice to capture the interest of the people who want to buy each home.
We take a deep look at every listing and ask ourselves, Who wants to live in this home? What lifestyle will they have, and where are they now. We keep asking until we have a variety of potential buyers, sometimes it’s easy, who between the ages of 16-28 wouldn’t want to live in a Byward Market Condo. Other times it’s down right challenging, but we manage to come up with likely candidates anyways.
Then we have to find them. We think we know who wants to buy the home, the next challenge is putting this home in front of the likely candidates. That’s one of the reasons we do so much marketing, in so many different ways. There is no one size fits all for real estate marketing, just look at this poster of all the ways we market a home on-line.
Why so many places you ask? We want to make sure the home shows up where the right buyer is looking.
Breaking it down, we use the OREB MLS® system to make the property search able by REALTORS® with clients looking for that type of property. This is why sometimes homes seem to sell in a day, there have been buyers working with REALTORS® waiting for that home for weeks and when it comes up the get the first shot at it…BAM! SOLD!
…and then there are the other 97.8% of properties that take more than 5 days to sell. For those homes we have to find the buyer out there among the 883,391 people living in the greater Ottawa area (and often times beyond). So out the property goes with a glowing description designed to entice the right kind of buyer into seeing their future home. We load all our properties with high resolution professional photos, optimized to attract attention and draw potential buyers in and showcase them on a huge number of sites.
Our print department create memorable property promotion fliers for the home and neighbourhood and our syndication team send the property out to dozens of brokers and home showcasing websites.
Combining classified advertising where home buyers are shopping and social promotions where casual considerers are lurking we can attract the RIGHT BUYER, the buyer who is going to love living in this home
